One question I get all the time is, "Where can I buy along 30A without being surrounded by vacation rentals?"
Don't get me wrong, vacation rental communities have their place, but they're not for everyone. Some buyers are looking for a quieter neighborhood where they can get to know their neighbors, enjoy a slower pace, and truly feel at home.
If that's what you're after, here are three of my favorite non-short-term rental neighborhoods along 30A.
1. Sand Cliffs
Sand Cliffs has always been one of those special neighborhoods that flies a little under the radar. Located in Inlet Beach, it offers deeded beach access, beautiful Gulf views, and a peaceful atmosphere that's hard to find these days. Since short-term rentals aren't allowed, it has maintained a true neighborhood feel that many buyers appreciate.
2. Bellamar at Gulf Place
Bellamar gives you the best of both worlds. You're close to everything Gulf Place has to offer, including restaurants, shopping, and beach access, but when you head home, it feels quiet and residential. It's a great option for buyers who want convenience without the constant turnover that can come with rental communities.
3. Seabreeze (Phase 1)
Seabreeze Phase 1 has long been a favorite for folks looking for a laid-back beach lifestyle. The neighborhood has a strong sense of community, mature landscaping, and a residential feel that's becoming harder to find along the coast. It's the kind of place where people tend to stay for a long time once they get there.
At the end of the day, the right neighborhood depends on how you want to enjoy 30A. If you're looking for a home where you can relax, settle in, and enjoy the beach without the hustle and bustle of weekly vacation traffic, these three communities are definitely worth considering.
